Buying a home for sale by owner can be just as pleasant as if you were using an agent. We like real estate agents and we believe they offer a valuable service, but that service comes at considerable cost. We are selling ourselves to save money - our money and yours. Our list price reflects the savings we are passing on to you.

Things we encourage you to do when buying a home:

1. Do your homework. Write down what you want in a home. Are good schools important? How important is access to close-in shopping and transportation? Do you like privacy and a big yard? Do you enjoy walking to parks and the lake?

2. Set your budget and get pre-approved. If you are a serious buyer you will have a pre-qualification certificate to submit with your offer.

3. Shop around. Visit homes that fit your criteria and budget. Compare them. You will know when you find the right home for you.

I love your house - I want to buy it! What do I need to do?

1. Please be pre-qualified for the amount of the list price.

2. Submit your offer - include an earnest check payable to Commonwealth Land Title, reference #40040115.

What happens next?

1. Many people order a home inspection - we recommend you do this so that if there are problems we do not know about, you will have the opportunity to learn about them. We believe our home is in very good condition and do not expect an unfavorable report, however it is good business practice when buying a home to always have a home inspection completed. You may make your offer contingent on an acceptable home inspection and will have the option to withdraw from the purchase if the inspection reveals major problems that neither you or we are willing to correct. It is your responsibility as the buyer to pay for the home inspection.

2. Your lender will order an appraisal of the home. Your lender will also provide you with their estimate of your closing costs.

Closing costs typically include:
• Loan fees to process or close your loan
• Title insurance
• Mortgage insurance
• Recording fees
• Document handling fees

3. Once the closing occurs you are the proud owner of this beautiful Bellevue rambler!
